As a result, we've always been reluctant to spend a lot of money fixing up our homes, since we know we won't be in them for long. &lt;p&gt;But now we're in our sixth house, and we're pretty certain our roots are set. With that stability comes a different kind of home-improvement question: How high should we go? Do we go all out, knowing this is our home for a long time, even if building what we really want stretches the borders of our budget?&lt;/p&gt; &lt;p&gt;Homeowners everywhere face this question every time they start visualizing what their house &lt;i&gt;could&lt;/i&gt; be if they just push out a wall here, tack on a new bedroom there, or replace that 1970s-era kitchen with a modern cooking arena.&lt;/p&gt; &lt;p&gt;Much of the debate -- as with cars or vacations or any big-ticket items -- comes down to affordability. But when you're talking about your home, the rules take on a different dimension. This is your castle. The last thing you want to do is look at your home every day and think: &lt;i&gt;If only we had done....&lt;/i&gt;&lt;/p&gt; &lt;p&gt;And thus the challenge so many of us face: When remodeling your house to meet your dreams, do you pursue what you want, or simply settle for what you need?&lt;/p&gt; &lt;h3 class="b14" align="center"&gt;* * *&lt;/h3&gt; &lt;p&gt;Part of this debate is financial, part is emotional.&lt;/p&gt; &lt;p&gt;Unlike spending money on, say, a car, remodeling a house is an investment in a generally appreciating asset. If you're lucky, you will be able to recoup some or all of -- or even more than -- your costs when you resell the house.&lt;/p&gt; &lt;p&gt;Yet it's the emotion that drives most homeowners. Most of us are spending the money with an emotional, not investment, return in mind. We want something nicer than we're currently living with.&lt;/p&gt; &lt;p&gt;That's the situation my wife, Amy, and I are now discussing. On a particularly cold night two years ago, Amy turned on the hot water and our whirlpool tub shattered. It's going to cost several hundred dollars to replace.&lt;/p&gt; &lt;p&gt;But then we started thinking. There's demolition work needed to remove the tub, as well as some plumbing. But we never really liked the triangular shaped tub to begin with. And to be honest, the nearby glass-and-brass shower isn't our style; the light fixtures and vanities need to go; the white floor tiles are too sterile; and the mirrors are plain. So do we take this opportunity to do something completely different?&lt;/p&gt; &lt;p&gt;It's what one of my colleagues calls "the might as well" syndrome. She and her husband remodeled their New Jersey home a few years ago, initially thinking of adding eight feet to the back of the house. But a contractor friend said they "might as well go with 12 feet, because that's the length in which some of the wood will come in any event," she says. From there, it went something like this: "We've got most of the house down to the studs, so might as well do the front two rooms, even though they didn't really need to be gutted," she says. "And once you do that, you might as well do new windows in those rooms."&lt;/p&gt; &lt;p&gt;Of course, each "might as well" is another check you're writing. And those checks add up quickly. My friend, Christie, in Los Angeles, penciled in $20,000 to remodel a new condo she recently bought. That now has climbed above $30,000, she says, "and no doubt there will be more trickling in as I get into full swing."&lt;/p&gt; &lt;p&gt;One of the problems, as Christie sees it, is that "the money all seems fake anyway." You're spending cash in your head, so it's easy to go for that upscale fridge instead of the lower-end model that somehow functions just as well without an Internet connection. Christie isn't by nature indulgent. But in what is a near-universal emotion when it comes to our homes, Christie insists that: "I do not want to live with something that's just OK. I think it's a waste not to get what I really want. That doesn't mean spend like a crazy person, but it does mean that I'm likely to spend more. And if I'm going to spend the money, I might as well do it all upfront so I can enjoy it for the maximum amount of time."&lt;/p&gt; &lt;p&gt;A longtime friend on the East Coast says he wishes he had that foresight years ago when he spent $150,000 adding a second floor to his house. Instead of spending up to get what he wanted, he says, "I settled too much" for the merely adequate. "Now, in retrospect, I wish I'd done more."&lt;/p&gt; &lt;p&gt;"Obviously," he says, "there's only so much you can do because you only have so much money. But it's not big things. It's a bunch of little decisions -- a thousand dollars here, a thousand dollars there -- that add up to real improvements in the house. It's the bigger closet, the nicer bathroom, the better floor. The stuff I see every day. But at the time, they seemed like indulgences. Now I can't believe I didn't do them for an extra $20,000."&lt;/p&gt; &lt;h3 class="b14" align="center"&gt;* * *&lt;/h3&gt; &lt;p&gt;When Amy and I recently decided to finally focus on our master bath, I went wild, spewing my vision of slate and bamboo floors, an Asian-styled furniture piece as a vanity, porcelain vessels as sinks, a stone and glass shower. I want to replace bland hollow-core doors with solid hardwoods and get Amy a designer tub made for soaking.&lt;/p&gt; &lt;p&gt;Whoa, she said. "I just need something basic." While my vision for our bath "would be cool," Amy told me, "I don't want to put that much money into this." She conceded, however, that her initial reaction was colored by the fact that, at this point, she'll accept a cattle trough filled with hot water because "I'm tired of sitting on toys in the kid's tub. I just want a grown-up bathroom again."&lt;/p&gt; &lt;p&gt;But the more we talked, the more she realized we were both in the same camp. Just as I don't want to one day say, "&lt;i&gt;I wish we'd done...&lt;/i&gt;," she wants certain renovations, including opening up a particular wall, that will make her feel the room is more functional than it is now.&lt;/p&gt; &lt;p&gt;"If I'm spending this money," she ultimately told me, "then I want it to be forever."&lt;/p&gt; &lt;p&gt;And with that, we called a contractor. Amy and I will do some of the work ourselves to trim costs (see a future column for details on that). In the meantime, the demolition of the old bath starts soon.&lt;/p&gt; &lt;p&gt;When it comes to your home, we've decided you don't settle. (Smallin is the author of "The One-Minute Organizer.") A workbench and the quality lighting that shined down on it captured her husband's attention.&lt;/p&gt; &lt;p&gt;Although theirs wasn't the bid the sellers accepted, they haven't forgotten that garage.&lt;/p&gt; &lt;p&gt;If your spring cleaning plan involves tackling the mess surrounding the car, take heart: A tidy, well-organized, multi-purpose garage can become a selling point when you put your home on the market. On top of that, some say that improvements in this room may actually increase a home's value.&lt;/p&gt; &lt;p&gt;An organized garage "increases the value -- not a lot -- but it does help," said Phyllis Pezenik, vice president of residential sales for DJK Residential, a New York area real-estate firm. Even if it doesn't up the selling price, the garage can act as a perk that inspires a buyer to make a bid.&lt;/p&gt; &lt;p&gt;"When people look to the garage, it sort of sets an overall tone for how the house is being kept," she said. A furnished or organized garage could suggest to prospective buyers that the entire house has been well maintained, she added. &lt;a href="http://www.marketwatch.com/News/Story/four-steps-neat-organized-garage/story.aspx?guid=%7B02497AA7%2D1285%2D428F%2DA070%2D374A23061DB0%7D" target="_blank"&gt;See four steps to an organized garage.&lt;/a&gt;&lt;/p&gt; &lt;p&gt;But an in-place organization system also is a draw because it addresses a problem fundamental in many American families: Finding a place for the accumulating piles of stuff. A garage is even more attractive when there's enough room left over for work space.&lt;/p&gt; &lt;p&gt;The organization business&lt;/p&gt; &lt;p&gt;As a result of the growing demand for storing and organizing, the number of products designed to organize garages -- as well as outfits that will come and organize the space for customers -- has been increasing over the past years.&lt;/p&gt; &lt;p&gt;The garage storage industry was estimated at about $1 billion in 2006, according to recent research by Specialists in Business Information, a market-research firm. Shed organization is an estimated $520 million market. Together, the two will be a $1.95 billion market by 2011, SBI estimates.&lt;/p&gt; &lt;p&gt;The Gladiator GarageWorks line of products, by Whirlpool, has quadrupled in sales during the past four years, said Michele Savalox, senior marketing manager for the line. Because a homeowner can transport some Gladiator elements -- including drawers on casters and appliances -- to a new residence, there will often be discussion among a buyer and seller at negotiation time on whether the system will stay in the garage, she said.&lt;/p&gt; &lt;p&gt;Another big player in the market, GarageTek, began in 2001 with annual sales of $2 million. The full-service garage organization company had $30 million in sales in 2006, and is expecting $36 million in sales this year. Over the years, GarageTek has also expanded to include franchises in many states, and recently opened franchises in Los Angeles, San Diego and Orange County, Calif.&lt;/p&gt; &lt;p&gt;Behind door No. 1&lt;/p&gt; &lt;p&gt;There are a couple of reasons for this growing trend of tidiness, according to the SBI report. For one, many Americans are accumulating an increasingly large amount of stuff and are looking for ways to store and keep track of all of it. The study pointed to the growth in the storage-facility industry as proof.&lt;/p&gt; &lt;p&gt;According to the Self Storage Association, 9% of U.S. households rented a self-storage unit in 2005, a 50% increase from 1995 figures. Gross revenues in the primary self-storage facility industry were about $23 billion in 2006, according to the association.&lt;/p&gt; &lt;p&gt;There's also movement toward extending the garage as a living space, incorporating stations for crafters and gardeners and creating auxiliary play space for kids.&lt;/p&gt; &lt;p&gt;Growth in the industry started picking up in 2003 and 2004, according to the SBI study, when an increase in products specifically designed for the garage showed up on home-improvement store shelves. "Great garages" was listed as one of the top home trends by the National Association of Home Builders in 2006. At this year's International Builders' Show, the NAHB forecasted an increased demand in three-car garages.&lt;/p&gt; &lt;p&gt;And, according to a recent survey by Jeld-Wen, a window and door manufacturer, the garage is also the No. 1 entry into the house. Forty-two percent of men and 41% of women said they enter the home most through the garage.&lt;/p&gt; &lt;p&gt;Marty Riskam, a Potomac, Md., resident who had his garage furnished with Gladiator products, said that he appreciates the garage's order when he gets out of the car and doesn't trip over things. His garage has insulated walls, a painted ceiling, installed floors, a car vacuum cleaner and a freezer for the family to store perishables in bulk.&lt;/p&gt; &lt;p&gt;He hired a company, Potomac Garage, to install the elements and help organize.&lt;/p&gt; &lt;p&gt;"I had a friend of mine say to me 'Your garage looks nicer than my living room,'" he said.&lt;/p&gt; &lt;p&gt;Putting a price on order&lt;/p&gt; &lt;p&gt;Prices for organization products and services range widely. Do-it-yourselfers can clean things up with a couple hundred dollars worth of shelving components. But upscale garage cabinets that Smallin recently considered had a price tag of about $20,000.&lt;/p&gt; &lt;p&gt;Gladiator customers typically spend about $1,000 on average on the organizational products, Savalox said. But if you invest in several components -- including a refrigerator system and work bench -- the price goes up.&lt;/p&gt; &lt;p&gt;And a full-service job by GarageTek will run anywhere from $2,500 to $46,000, said GarageTek CEO Marc Shuman. The average job -- a two-car garage installation with floors, wall storage and a ceiling system -- usually runs around $9,000, he said.&lt;/p&gt; &lt;p&gt;Shuman claims that a customer who hired the firm to remodel and organize his garage was given credit for it on an appraisal when he refinanced his home. Home builders also are incorporating the organization systems into new homes in order to differentiate themselves during a slower real-estate market, he said.&lt;/p&gt; &lt;p&gt;If nothing else, a well-kept garage that shows well to potential buyers might help shorten the property's time on the market, said Barry Izsak, president of the National Association of Professional Organizers and author of the book "Organize Your Garage in No Time."&lt;/p&gt; &lt;p&gt;"Even if you look at if not from a numerical standpoint, but from a curb appeal standpoint, it can ensure a quicker sale," Izsak said. After all, the average two-car garage has become "a no-car garage because it's crammed full of so much clutter," he said.&lt;/p&gt; &lt;p&gt;At the very least, those thinking of staging a garage area should keep things off the floor or leaning against walls by using brackets, hooks and cabinets, said Pezenik, the real-estate professional in New York.&lt;/p&gt; &lt;p&gt;But Izsak reminds that even a luxury system won't keep a garage in tip-top shape.&lt;/p&gt; &lt;p&gt;"The best system in the world isn't going to last, it isn't going to work if you don't stick to it," he said. "Even a mediocre system would work. If you're one of them, it can be tempting to launch into a series of home renovations to make your home more desirable. &lt;p&gt;But be discerning about your choices -- certain renovations can actually decrease the value of your home. Money magazine suggests avoiding these four renovations at all costs:&lt;/p&gt; 1. A swimming pool. If you don't know this already, a swimming pool is a liability, not an asset. (Unless you live in a hot climate; in the Southwest, a pool can increase a home's value by 11%.) But if your home is in Oregon or Illinois, the cost of insurance and pool maintenance is a buyer turn-off. Families with small children especially avoid homes with pools.&lt;br /&gt;&lt;br /&gt;2. Home addition. Sure, an addition to your home will add inside space. But how will it look from the outside? Many home additions can look boxy or unnatural with the rest of the house. If you do go for an addition, make sure it is well designed.&lt;br /&gt;&lt;br /&gt;3. Trendy finishes. Don't fall for the latest style or trend when it comes to renovating. As soon as it's out of style, it will stick out -- and look bad. One trend that will probably last for a while is custom paneling in maple or mahogany for home appliances. Otherwise, stick to timeless, classic renovations.&lt;br /&gt;&lt;br /&gt;4. A Jacuzzi. Nothing beats a good soak after a long day. But not everyone loves a giant tub with multiple jets. The amount borrowers owe on their home-equity lines of credit has slipped in the past six months, to $561 billion at the end of March, the first such decline since 1999, according to new data from Equifax Inc. and Moody's Economy.com Inc. Although that decline was partly offset by a pickup in fixed-rate home-equity loans, total home-equity borrowing rose just 9% in the 12 months through March, well below the 21% average annual growth rate of the past five years.&lt;/p&gt; &lt;p&gt;"People are feeling uncertain about the value of their home and are feeling tapped out," says Doreen Woo Ho, president of Wells Fargo &amp; Co.'s consumer-credit group.&lt;/p&gt; &lt;p&gt;Some homeowners have decided to "wait and see what happens to real estate," says David Rupp, Bank of America Corp.'s home-equity executive, "or they may view themselves as not needing to borrow."&lt;/p&gt; &lt;p&gt;During the housing boom, demand for home-equity lines of credit climbed sharply as property values rose, interest rates fell and lenders made it easy for borrowers to tap their equity for everything from home improvements to vacations. Borrowing against home equity freed up roughly $187 billion in cash per year between 2001 and 2005 that was used to pay off other debts and for new spending, according to a recent paper by former Federal Reserve Chairman Alan Greenspan and Fed economist James Kennedy.&lt;/p&gt; &lt;p&gt;Now, the slowdown in home-equity borrowing is leading to weaker sales in some markets for autos, building materials and electronics, says Mark Zandi, chief economist of Economy.com. The slowdown has been particularly notable in parts of the country that are suffering most from housing and mortgage corrections, including Boston, Minneapolis, Miami, Las Vegas and Washington.&lt;/p&gt; &lt;p&gt;Rising short-term interest rates have driven rates on home-equity lines of credit to an average of 8.7%, up from as little as 4.64% in April 2004, according to HSH Associates. Home-equity lines carry a variable rate, usually tied to the prime-lending rate, and give homeowners the right to borrow up to a certain amount, either all at once or over time.&lt;/p&gt; &lt;p&gt;Meanwhile, rates on home-equity loans, which provide borrowers with a fixed-rate and a lump sum, have also increased, but not as much as lines of credit. Home-equity loans average 8.1%, up from 6.75% since April 2004, HSH says.&lt;/p&gt; &lt;p&gt;As a result, more borrowers have opted for the stability of a fixed-rate home-equity loan over the flexibility offered by a line of credit. Balances on fixed-rate home loans climbed 24% to $290 billion in the 12 months ended in March, according to Equifax and Economy.com.&lt;/p&gt; &lt;p&gt;Also, some borrowers who already have lines of credit are refinancing into a new fixed-rate mortgage or fixing the rate on some or all of their credit line, an increasingly common option, says Mitch Ohlbaum, a mortgage broker in Los Angeles. Rates on 30-year fixed-rate mortgages currently average 6.37%, HSH says.&lt;/p&gt; &lt;p&gt;Felice Soule, a medical-device saleswoman in Los Angeles, cut the balance on her home-equity line of credit to $58,000 from about $168,000 when she refinanced her $1 million mortgage this week. The rate on the home-equity line had jumped by more than two percentage points to 9.25% since she took out the credit line two years ago. "By refinancing and rolling [most of the home-equity line] into the first mortgage, it's saving me around $800 a month," she says.&lt;/p&gt; &lt;p&gt;But Keith Gumbinger, an HSH mortgage analyst, says this strategy doesn't make sense for every borrower. By doing a cash-out refinance, you're also extending the length of your mortgage, which means your "total interest charges over time are likely to be higher" than they would be with a home-equity line or loan, he says. And in some cases borrowers may face a prepayment penalty, which can range from a few hundred dollars to 2% of the loan amount, if they close down their home-equity line or loan in the first few years.&lt;/p&gt; &lt;p&gt;Even at today's higher rates, a home-equity line or loan can be an attractive option. Rates are generally lower than for most other sources of financing, and interest payments are typically tax deductible. Most borrowers who have owned their homes for several years still have plenty of equity they can tap.&lt;/p&gt; &lt;p&gt;"If you need the money to clear up some credit-card debt, it's certainly worth the trade-off," says David Lesnick, a financial planner in Goodyear, Ariz. But Mr. Lesnick is also advising clients to proceed with caution. "If it's something that could wait, let it wait," he says.&lt;/p&gt; &lt;p&gt;Lenders are responding to slowing demand for home-equity borrowing by boosting their marketing, unveiling special offers and focusing on traditional uses of home equity, such as home improvement and debt consolidation. Wells Fargo this week rolled out a "Home Improvement Program" that gives home-equity customers discounts at retailers such as Best Buy, Brookstone and LampsPlus.com and access to a network of third-party local contractors.&lt;/p&gt; &lt;p&gt; &lt;/p&gt; &lt;p&gt;J.P. Morgan Chase &amp; Co. is running its first cable-television advertising campaign for home-equity borrowing, focusing on the product's flexibility. It's also rolling out a training program designed to help bankers in Chase branches do a better job of selling home-equity products. Bank of America, has launched a "green" home-equity card program, in which the bank will make a $100 donation to environmental group Conservation International on behalf of new home-equity customers who use their equity-line Visa card for purchases of $2,500 or more.&lt;/p&gt; &lt;p&gt;Delinquencies on home-equity lines of credit also have climbed, to 1.29% in the first quarter, according to a separate study by Equifax and Economy.com. That's up from 0.8% a year earlier and the highest level since early 2002.&lt;/p&gt; &lt;p&gt;Partly as a result, lenders are tightening their standards. That in turn is making it tougher for some borrowers to get so-called piggyback mortgages, which combine a mortgage with a home-equity loan or line of credit and allow borrowers to finance more than 80% of a home's value without paying mortgage insurance.&lt;/p&gt; &lt;p&gt;National City Corp. says that in the past 60 days it has tightened its standards for home-equity loans made to borrowers providing little, if any, documentation of their income or assets. E. Kennedy Carter Jr., a National City executive vice president, says the bank saw applications for these loans jump as other lenders withdrew from the market when institutions who invest in mortgage-backed securities lost their appetite for riskier loans. Citigroup Inc.'s Citibank this month also tightened its eligibility standards for home-equity loans.&lt;/p&gt; &lt;p&gt;Gibran Nicholas, a mortgage broker in Ann Arbor, Mich., says one of his clients was hoping to tap the equity on his $1 million home in an effort to make up for a sharp drop in his income, but couldn't because he had been late on some payments. He didn't go to Rodeo Drive or Fifth Avenue -- he set his sights on the range. &lt;p&gt;Mr. Kelley bought hundreds of thousands of acres of West Texas ranchland. In Florida, he snapped up some 60,000 acres near Sarasota, where he breeds animals such as antelope and anoa, a miniature water buffalo native to Indonesia. Today he is the seventh-largest landowner in the U.S., according to the debut issue of The Land Report, a publication that bills itself as the magazine of the American landowner.&lt;/p&gt; &lt;p&gt;The rich are accumulating open spaces across the U.S. much as they have with vacation homes, automobiles and paintings in the past. As urban areas have grown, some well-off city dwellers have purchased spreads in remote places, thousands of miles from the typical playgrounds of the wealthy.&lt;/p&gt; &lt;p&gt;"It's like rare art," says Jim Taylor, president of Hall &amp; Hall, a Billings, Mont., real-estate firm, that has worked with CNN founder Ted Turner, among other land buyers.&lt;/p&gt; &lt;p&gt;In West Texas, for example, Amazon.com Inc. founder Jeff Bezos has acquired several ranches in recent years totaling about 300,000 acres, making him No. 23 on The Land Report's list of the nation's top 100 landowners (Mr. Bezos declined comment for this story).&lt;/p&gt; &lt;p&gt;The push to amass acreage among the rich is part of a broader boom in which Americans outside the agricultural sector have been pouring money into land, pushing up prices. Farm real estate rose 15% in 2006 from 2005 to $1,900 per acre, according to the U.S. Department of Agriculture.&lt;/p&gt; &lt;p&gt;The wealth accumulated in the last decade by aging baby boomers has left them looking for places to put their money.&lt;/p&gt; &lt;p&gt;At the same time, in the agricultural stretches of America, the population is aging and the economy is in many cases unable to sustain ranches and farms.&lt;/p&gt; &lt;p&gt;A study published in the journal Society and Natural Resources said between 1990 and 2001 only about a quarter of those who bought parcels of 400 acres or larger in 10 Montana and Wyoming counties were traditional ranchers.&lt;/p&gt; &lt;p&gt;More recently, real-estate brokers say, buyers have been scouring the Great Plains for spreads that offer hunting and fishing, wooed by brokerage outfits spearheaded by retailers such as Orvis Co. and Cabela's Inc.&lt;/p&gt; &lt;p&gt;While the typical land buyer these days is looking for a remote piece of wilderness or ranchland for outdoor sporting activities, or simply to admire the beauty of the landscape, the top landowners tend to be driven by more varied interests.&lt;/p&gt; &lt;p&gt;Mr. Bezos, for example, used his parched land in the far reaches of West Texas last year to test a developmental vehicle for his space-flight company, Blue Origin LLC, while Roxanne Quimby, co-founder of cosmetics and candle company Burt's Bees, has acquired acreage in the northwoods of Maine for conservation.&lt;/p&gt; &lt;p&gt;To be sure, the nation's rich have long owned large tracts of land. But population growth and urban development have made far-flung property more desirable, while advances in transportation and communication have made it more accessible. That, combined with the sort of wealth made by Mr. Bezos of Amazon.com ($4.3 billion, according to Forbes Magazine's 2006 estimate) and the woes of the agricultural economy, has sustained the land boom for the very wealthy.&lt;/p&gt; &lt;p&gt;The owners of the Dallas-based Land Report LLC, publisher of the magazine, believe the phenomenon merits monthly coverage. With a circulation of 40,000, The Land Report is distributed free to 30,000 of the nation's largest landowners and to some 10,000 industry professionals, such as real-estate brokers.&lt;/p&gt; &lt;p&gt;"There is an enormous niche that was completely underserved," says Eric O'Keefe, the magazine's editor.&lt;/p&gt; &lt;p&gt;But the concentration of land in the hands of a privileged few could yield a backlash. Ms. Quimby, who sold Burt's Bees in 2002 to private equity firm AEA Investors LLC for $177 million (she retained 20% ownership in the company), wants to assemble about 100,000 acres to help realize a decade-old dream among Maine conservationists to create a national park. She says she has amassed 80,000 acres so far.&lt;/p&gt; &lt;p&gt;But some locals in the town of Millinocket were outraged when Ms. Quimby proclaimed that her land would be off-limits to logging, hunting and motorized vehicles, including snowmobiles. Now they sport "Ban Roxanne" T-shirts.&lt;/p&gt; &lt;p&gt;"Our way of life is being threatened," says Jimmy Busque, a member of the Millinocket town council and a steam plant operator at the local paper mill.&lt;/p&gt; &lt;p&gt;No. 100 on The Land Report list, Ms. Quimby agreed to allow a year of hunting and motorized access on her latest purchase, the 25,000-acre Sand Stream Sanctuary, which came last September. But she is unapologetic about her plans for her newly acquired property, much of which she has purchased from logging companies. "I don't have to argue the environmental merits of anything," says Ms. Quimby. "I own it."&lt;/p&gt; &lt;p&gt;The nation's largest private landowner is Ted Turner, whose portfolio includes 15 ranches in seven Western states and a total of about two million acres. Long intrigued by bison and how close the animal came to extinction, Mr. Turner acquired his land over the past 30 years in large part to raise livestock. Today his herd of about 45,000 bison allows most of his ranches to pay for themselves in part through sales of steaks and burgers around the country and Mr. Turner's restaurant chain, Ted's Montana Grill.&lt;/p&gt; &lt;p&gt;Mr. Turner's latest acquisition came in 2005 in Nebraska, where he bought almost 65,000 acres for about $19 million. Russ Miller, general manager of Turner Enterprises Inc., which manages Mr. Turner's land, says the profound economic and demographic change under way in the Great Plains have enabled Mr. Turner to assemble such a large swath.&lt;/p&gt; &lt;p&gt;Why so much? "It's the only thing that lasts," says Mr. Miller. It's a declaration Mr. Turner has made in the past, echoing the famous line from "Gone With the Wind."&lt;/p&gt; &lt;p&gt;Mr. Kelley, who was raised on a farm, says he amassed about half of his landholdings before selling his cigarette manufacturing company. (The Land Report says he has 789,851 acres, but he puts the total at about 1.2 million acres.) Since 2001 he has redoubled his efforts to build a ranching empire, acquiring cattle operations across the country and breeding hoofstock in conjunction with zoos.&lt;/p&gt; &lt;p&gt;One place of particular interest for Mr. Kelley has been the Big Bend region of Texas, a vast expanse in the state's western corner. In Brewster County, the size of Rhode Island and Connecticut combined, Mr. Kelley owns a total of 429,366 acres, according to the county appraisal office.&lt;/p&gt; &lt;p&gt;"I have an appreciation for land," says Mr. Kelley. "That's sort of where my heart's at."&lt;/p&gt; &lt;p&gt;But Mr. Kelley dismisses the notion that he is a land collector, albeit No. 7 on the list of the nation's top 100. "It's not a hobby," he says. "If you're a hedge fund you buy stocks. The possibilities are endless. &lt;p&gt;There are many tax benefits involved in owning your own home. The pride in owning your own property is unequaled. Such homes can be a single-family home, mobile home, condominium, apartment, or even a houseboat.&lt;/p&gt; &lt;p&gt;A basic rule of investing in income property is to never buy for the tax benefits alone. If a property isn't sound without the tax benefits, chances are it's not a wise investment. The tax breaks involved in owning income property should be viewed only as an added bonus. These bonuses are a major enough reason for buying income property rather than vacant land. A vacant lot offers almost no tax benefits, and produces little or no income.&lt;/p&gt; &lt;p&gt;Many real estate investors depend on resale profits as another bonus of investing in real estate. Properties that won't make a return on your investment aren't worth your time and effort.&lt;/p&gt; &lt;p&gt;Investors are property owners who contribute something to the property such as great management, physical improvements, or cash so someone else can use the property for their benefit. Investors tend to have reasonable property management policies which are fair to tenants. They also have expert financing techniques to use other people's money to purchase and improve a property. Income tax depreciation is a bookkeeping estimate for wear and tear. It requires no cash payment to be entitled to this deduction.&lt;/p&gt; &lt;p&gt;Tax-deferred exchanges are a great way to avoid depreciation recapture and profit taxation when disposing of one property and recapturing another.&lt;/p&gt; &lt;p&gt;In fact the 1981 Tax Act's anti-churning provisions state clearly that if you make a tax-deferred exchange of business or investment real estate for another such property, your old basis and its old depreciation methods carry over to the newly acquired property. The bank will qualify you for the final mortgage, and at the same time will determine if you qualify for construction loan financing or another type of loan. The bank will determine what kind of construction loan you qualify for based on several items, such as your debt to income, down payment your applying, cash on hand, your home equity and credit scores. Banks will get this information from the major credit bureaus, including Trans Union and Experian. Those scores range from the 710-820's for the best borrowers, the mid 600's for average borrowers, and into the 500's for those with a credit history not great, but may still qualify. They will also consider the amount of money you have for a down payment. When you are looking for a construction loan, you will come up with an interest rate for the loan you use to build your home, and an interest rate for the final mortgage.&lt;/p&gt; &lt;p&gt;Example of this would be if your construction loan interest rate may be 8.7% for 12 months, and then convert into a 30-year conventional mortgage at 6.5% interest for your end loan. The higher interest rate on the construction side of the loan reflects the higher risk the bank is taking, because the house is not yet finished. Occasionally banks offer ARM or adjustable mortgages, that will extend across the construction loan. Interest rate is just one part of borrowing money from banks. Although banks charge you for processing fees. These fees can be set up in many different ways. One way to understand this is by reviewing the APR, or annual percentage rate. This amount is always higher than the interest rate at which you are borrowing money, because it figured in your effective interest rate over the life of the loan, taking into account other fees you paid for the loan.&lt;/p&gt; &lt;p&gt;When making these important decisions it's very important to understand what's included in your loan and the fees involved. Once you obtain your construction loan and begin building your dream home, you will need to manage the loan the bank has provided for you. Let me show you how you can achieve this objective. There are a few pre-requisites. First, the property has to be &lt;i&gt;free and clear&lt;/i&gt;. Next, the seller must be willing to carry back a note that is secured by the property. So, let suppose you have found a good property. Here are two methods: &lt;p&gt;Method 1:&lt;/p&gt; &lt;p&gt;You have found a free and clear single family home that is selling for $200,000. The seller wants $40,000 or 20% down.The terms of the note are: Length of the note: 30 years Interest rate : 10% Value of property : $200,000 Monthly payment : $1755&lt;/p&gt; &lt;p&gt;What you do now is create a note for the full purchase price of $200,000, due in 10 years. The balloon payment at the end of 10 years is $181,875. You explain to the seller that you can give him the $40,000 down payment, but he will have to agree to go without the first 30months of payments on the note. He agrees to this after you illustrate additional financial benefits that he will realize from your creative financing. Next, you are going to sell the first 30 payments to a note investor for $44,208, which will result in a 14% yield to the investor. You pocket the $4,208 difference between the amount the investor will pay for the note and the $40,000 you have to pay to the seller as down payment. After the 30 payments are received by the investor ( which you as the buyer will be making), the payments will revert back to the property seller.Using your financial calculator, the present value at that time will be $196,752, with 90 payments remaining. Remember the seller received a $40,000 down payment, so he actually makes $236,752, over the 10 years financing period, plus ongoing interest on the remaining balance. The results are that the seller gets $40,000 cash at closing. You purchase the property with no money down and keep $4,208 at closing. Make sure that when you sign the purchase agreement the contract states 'this agreement is contingent upon the buyer selling 30 monthly payments of $1755 for a minimum of $40,000.' Furthermore, you should have the note sale close at the same time as your real estate purchase.&lt;/p&gt; &lt;p&gt;Method 2:&lt;/p&gt; &lt;p&gt;Let create 2 notes on the same property and sell the first one. Here is one way of doing it: Create a first mortgage for $125,000, at 10% interest, amortized over 30 years with a monthly payment of $1,097.You will sell this mortgage to an investor for $100,000, or at a discounted yield of 13.8%. You will also create a second mortgage for$100,000, at 10% interest, amortized over 30 years, due in 15 years. The monthly payment is $877, and the balloon is $81,664. The seller will keep this second mortgage. You will give the seller $80,000 down payment from the sale proceeds of the first note and keep the remaining $20,000 difference. Your benefit is that you get the property with no money down, all the appreciation, and the $20,000 at the closing of the transaction. Yes, you are paying $5,000 more for the property ($125,000 + $100,000 - $20,000 = $205,000), but you will be paying for it over 30 years. The seller gets a larger down payment of $80,000 and a monthly payment of $877 for 15 years of $157,860. After 15 years he gets a balloon of $81,664. So the total amount the seller gets over 15 years is $288,024. But he considers the $8,000 spent on radiant heating -- including a heated bathroom mirror and three heated towel racks -- "100% necessary." He's tired, the electrician says, of shuffling across his fancy marble floors in his ratty slippers because the stone was too cold for bare feet. &lt;p&gt;Earlier this fall, Mr. Zejcirovic was talking to a contractor who had installed towel warmers in a home nearby when a light bulb went off. Why stop at towels, he thought, when he could heat the rest of the home? Now, he says, the floors are a toasty 82 degrees. One casualty of the new fixtures: his slippers. "I threw them out," he says. "My wife's very happy about that."&lt;/p&gt; &lt;p&gt;It started with floors and towel racks. Then driveways got the hot treatment. Now, everything from windows to recliners is starting to sizzle. New shower walls that look unremarkable on the outside are hiding special plastic tubing that can ratchet up the heat -- even as the hot water's already making the room steamy. Contractors say they're installing heated kitchen countertops to keep hands warm while cutting vegetables. There are hot mattress pads with dual controls (he can sleep at 80 degrees, while she turns up the dial to 100), heated slippers and even heated door mats (they weigh 24 pounds but melt snow on contact).&lt;/p&gt; &lt;p&gt;New technologies are fueling the hothouse trend. Heated windows have a transparent film that conducts electricity, warming the glass to a balmy 100 degrees so families can comfortably gaze outside together on snowy nights. "Comfort brings you closer," read ads by Thermique, the company that makes the windows, which can be linked to the home's heating system.&lt;/p&gt; &lt;p&gt;Improvements in design mean heated driveways and floors can be installed by homeowners, with just a final hookup by an electrician. Watts Radiant, a manufacturer in Springfield, Mo., that sells radiant panels at Home Depot and Lowe's, recently produced a 20-minute how-to video for customers. It shows a couple embedding electrical wires into a floor and programming controls that regulate the system's heat output.&lt;/p&gt; &lt;p&gt;Dan Chiles, vice president for marketing at Watts Radiant, estimates 30% of the people who purchase his products are do-it-yourselfers. Once someone buys a radiant floor, they're more likely to move on to other surfaces, he says: "All of a sudden, the imagination lets go."&lt;/p&gt; &lt;p&gt;A decade ago, Dan Foley, an Alexandria, Va., mechanical contractor, says he figured out he could sell more heat in bathrooms by taking the radiant systems up the wall -- literally. He took the water-based tubing systems he'd been using on the floors and extended them vertically behind shower walls. Even though customers bathe in 110-degree water, Mr. Foley says temperatures of walls in extensively tiled showers can stay near 50 degrees -- "uncomfortably cold." Mr. Foley, who specializes in custom homes from $5 million to $50 million, says he installs preheated showers about five times a year. The feature "kind of puts you in a cocoon," he says.&lt;/p&gt; &lt;p&gt;The new hothouse builds on the popularity of radiantly heated flooring, which had been growing steadily for more than a decade, hitting $2.8 billion in sales in 2004, according to the Radiant Panel Association, a trade group. Last year, growth started to level off, a likely result, says the group, of a slowdown in new construction, where radiant heating is most often installed. Initially, the systems were water-based, but in recent years, electric systems suited for smaller spaces began to take hold, using increasingly durable cables that can now withstand 250 to 300 degrees -- enabling them to be installed in asphalt driveways, which are poured at around 250 degrees.&lt;/p&gt; &lt;p&gt;Some of these products are a stretch for people. Tom Silva first came upon heated kitchen countertops while renovating his own kitchen in Reading, Mass. The general contractor for the TV series "This Old House" thought they would be especially nice for dinner parties, since most people wind up congregating in the kitchen (though he admits he's melted a few sticks of butter by leaving them out on the 62-degree counters overnight). But when Mr. Silva, who also runs a construction company, brings up heated counters with his customers, some don't see the point: "Not everybody takes me up on it."&lt;/p&gt; &lt;p&gt;While some makers promise the technology can reduce heating bills by about 30%, many are simply pitching the toastiness factor. CosySoles makes microwaveable slippers that stay warm for up to 45 minutes, promising "freedom from frozen feet forever!" Jacuzzi in January will launch a line of drawer-style towel warmers that can fit under a sink or inside a cabinet, while Toto's latest line of heated toilet seats can hit 97 degrees with the click of a remote control.&lt;/p&gt; &lt;p&gt;Martinson-Nicholls, an Ohio distributor of floor products, this year began manufacturing a line of heated floor mats. In the past two months, the company says it has received $300,000 in orders for the mats, which can weigh 24 pounds and cost $199. "We think people are going to get inventive with it," says Dan Ruminski, company president, adding that they're ideal for placing in front of an outside grill for winter cookouts.&lt;/p&gt; &lt;p&gt;When Jason Nielsen hears his neighbors crank up their snowblowers at 5 a.m. this winter, he'll turn over in bed and keep sleeping. The real-estate agent from Emigration Canyon, Utah, says he was tired of putting on three layers every time it snowed and spending two predawn hours shoveling, so he and his wife spent $40,000 to install a heating system in 2,000 square feet of his driveway. Chances are your builder is going to try to sell you a mortgage. &lt;p&gt;Builders have long encouraged their customers to use their mortgage affiliate for financing, and not just to make a little extra money. It also gives them control of the transaction, making it less likely that a mortgage snafu will create problems at closing. Now, as sales slow and cancellations rise, builders are increasingly rolling out special deals that may be tied to using their affiliated lender.&lt;/p&gt; But you may well be able to find a better deal on your own. Builders' mortgage offers "clearly are worse in all the cases I've seen," says Jack Guttentag, professor emeritus at the University of Pennsylvania's Wharton School and founder of the mortgage-advice Web site www.mtgprofessor.com. &lt;p&gt;When Randy Gowler, a Olathe, Kan., architect, wanted to buy a new four-bedroom home this year, the builder offered to pick up the first $8,500 in mortgage payments. The catch: Mr. Gowler had to use the builder's affiliated lender and pay the full $287,000 asking price. Mr. Gowler crunched the numbers and turned down the deal. Instead, he went with an outside lender that offered a lower interest rate and paid $274,000.&lt;/p&gt; &lt;p&gt;Unlike Mr. Gowler, most home buyers stick with the builder's lender. Pulte Homes Inc. says Pulte Mortgage provides financing for 90% of its buyers who need a mortgage. Centex Mortgage finances 80% of Centex Corp. customers. Most builders either have a mortgage affiliate or preferred lenders they work with.&lt;/p&gt; &lt;p&gt;Builders say their rates are competitive and that their mortgage affiliates give them more control over the sale. Indeed, getting a loan through your builder can be a plus if construction is delayed, says Greg McBride, a senior financial analyst with Bankrate.com, because a builder's mortgage unit is more likely to be flexible if there are construction delays.&lt;/p&gt; &lt;p&gt;As the housing market has cooled, many builders have sweetened the pot with special deals. A September survey conducted by the National Association of Home Builders found sharp increases from last year in the number of builders offering to pay closing costs and other fees and in those reducing home prices.&lt;/p&gt; &lt;p&gt;In many cases, home buyers must use the builder's financing arm to qualify for these offers. That's particularly true if the incentive is mortgage-related, such as when the builder pays closing costs or picks up several months of mortgage payments. Buyers may also be required to use the builder's mortgage unit to qualify for a reduced purchase price, builder upgrades or other concessions.&lt;/p&gt; &lt;p&gt;Some competitors say that these requirements put buyers at a disadvantage. "They prevent consumers from shopping to see if there's a better deal out there," says Marc Savitt, vice president of the National Association of Mortgage Brokers. The savings from incentive programs are often illusory, he says, because the home buyer is charged a higher mortgage rate or more in fees and closing costs by the builder's mortgage affiliate.&lt;/p&gt; &lt;p&gt;The builders disagree. "This is really about special interests trying to limit competition -- and increase their profits -- by legislating home builders out of the mortgage business," the National Association of Home Builders said in a statement.&lt;/p&gt; &lt;p&gt;Federal rules prohibit builders from requiring that home buyers use their mortgage affiliates. The rules also require that any discounts offered to buyers who use these affiliates must be true discounts and not made up through higher charges elsewhere.&lt;/p&gt; &lt;p&gt;The Department of Housing and Urban Development says it is getting more complaints not only from mortgage brokers, but also from consumers. One builder canceled a purchase contract and refused to return an $11,845 down payment after the buyer decided to use an outside lender. After HUD intervened, the builder's mortgage company agreed to buy down the rate to make the loan more competitive. Another builder agreed to waive $5,360 in mortgage-origination fees that a buyer was being required to pay in order to qualify for $13,450 in incentives.&lt;/p&gt; &lt;p&gt;To make sure you're getting a good deal, ask the builder not only for the mortgage rate, but also for details on closing costs, points, any fees that will be paid to the lender or third parties, and the terms of the loan. Prof. Guttentag advises comparing that offer to a quote for the same mortgage obtained on the same day from an online lender. "Given the huge gains in home values during the housing boom, and this year's rise in housing inventory, overall price gains this year and next will be modest," Lereah said. Median existing-home prices are expected to rise 1.7% next year, while new-home prices are expected to rise 1.3%.&lt;/p&gt; &lt;p&gt;Housing starts will probably fall about 12% next year to 1.63 million after falling 11% this year, he said. Starts totaled 2.07 million in 2005.&lt;/p&gt; &lt;p&gt;The NAR forecast for housing starts for 2007 is close to the Blue Chip consensus forecast of 1.62 million. Currently, with rental vacancy rates tightening, they can probably expect to see an increase in the rent they pay. No one can accurately predict the peaks and valleys of the housing market. If you try waiting for the absolute best deal, you could end up literally waiting for years, missing out on the opportunity to become a homeowner while prices are moderating," NAHB advises.&lt;/p&gt;  &lt;p&gt;It’s a real Catch-22.&lt;/p&gt;  &lt;p&gt;Over the long haul, real estate prices and values rise, historically, by an average of about 5 to 6 percent annually. At that rate, the value of homes doubles every 13 years, says the NAHB. Your market may do better or worse.&lt;/p&gt;  &lt;p&gt;Will it pay to buy and hold now or stick to your current investment and savings plans now and buy in the future? As you wait to buy, will your financial planning generate the same rate of return or more than you could expect from a home investment?&lt;/p&gt;  &lt;p&gt;How will you compare the value of the tangible asset that comes with owning a home? It’s not just an investment, but also your own roof over your head.&lt;/p&gt;  &lt;p&gt;You don’t have to make the decision alone, you probably shouldn’t, but you should make the decision.&lt;/p&gt;  &lt;p&gt;Get professional financial planning help, expert tax advise and some experienced real estate and investment insight.&lt;/p&gt;  &lt;p&gt;Maybe it is a good time for you to buy a home. Real estate professionals provide detailed data and selling strategies relevant to the specific property and market. Property owners decide on the list price. One Canadian researcher wondered what trade-off between time-on-the-market and sale price is reflected in the choice of list price.&lt;/p&gt;  &lt;p&gt;"It is important to identify which segment of buyers you want to attract," said Dr. Paul Anglin, currently an Associate Professor of Real Estate and Housing in the Department of Marketing and Consumer Studies in the University of Guelph’s newly-created College of Management and Economics.&lt;/p&gt;  &lt;p&gt;"Do you set the list price high and wait for someone to come along, or does the high list price scare away buyers? There is a trade off between time and money and several parts of my research are trying to come to grips with high selling price versus quick selling time. Sometimes you just get lucky and sell for a high price in 2 or 3 days. How much is luck and how much is the listing price strategy? Distinguishing luck from good choices requires careful analysis of the data."&lt;/p&gt;  &lt;p&gt;When Anglin was a member of the University of Windsor’s Economics Department, he undertook research based on 3 years (1997 to early 2000) of listing information provided by the Windsor Real Estate Board. Through the Board’s cooperation, data for more than 20,000 houses, including those that did not sell, was available for statistical analysis. The resulting study, entitled "House Prices and Time-till-sale in Windsor," attempted to quantify the trade-off between time on the market and sale price as a reflection of selected list price.&lt;/p&gt;  &lt;p&gt;"The key step in our analysis was that we tried to compare to a benchmark," said Anglin, who used a three-bedroom/two-bathroom bungalow as the standard for comparison. "An increase in the list price has an effect relative to a benchmark."&lt;/p&gt;  &lt;p&gt;Analysis revealed that, on average over that 3-year period:&lt;/p&gt;  &lt;ul&gt;&lt;li&gt;Smaller houses sold faster while increased time-til-sale (TTS) was the case for properties with 5 or more bedrooms.&lt;/li&gt;&lt;li&gt;Bungalows and side-splits sold at the same pace, but condominiums, ranch-style and "rental" properties took more time.&lt;/li&gt;&lt;li&gt;TTS differed significantly by location while properties outside the City of Windsor consistently had longer TTS.&lt;/li&gt;&lt;li&gt;Descriptive remarks on the listing form had the following effects: &lt;ul&gt;&lt;li&gt;The words "beautiful" or "gorgeous" reduced TTS by 15 percent and "beautiful" houses sold for more. "Landscaping" reduced TTS by 20 percent and "move-in" condition did so by 12 percent. However, "must see" and "vacant" houses apparently had no statistically significant effect.&lt;/li&gt;&lt;li&gt;Houses identified as "Starter" homes sold in 9 percent less time, however, "Handyman Specials" sold approximately 50 percent faster. "Rental" properties were on the market 60 percent longer.&lt;/li&gt;&lt;li&gt;Seller intent described as "motivated" or "must sell" were associated with a 30 percent increase in the average TTS while "moving" had no statistically significant effect.&lt;/li&gt;&lt;/ul&gt;  &lt;/li&gt;&lt;li&gt;Following the research statistic "Degree of Over Pricing" (DOP), which measures the difference between the list price chosen by the seller and the average list price for that type of house, the DOP of unsold houses was roughly 4.5 per cent higher than those which sold.&lt;/li&gt;&lt;/ul&gt;  &lt;p&gt;Anglin believes his work is also relevant to "hot" markets and large cities like Toronto and Vancouver. According to his research, "Roughly 40 percent of listings in average markets around the world do not sell." The impression in a hot market is that all listings sell, but Anglin stresses that may not be true. Since the only way to be sure is to analyze other real estate board data, Anglin hopes to expand his research to a large centre like Toronto.&lt;/p&gt;  &lt;p&gt;In an email follow-up to our interview, Anglin added: "I was looking at the website of the Calgary Real Estate Board and, even with the hot market that they have, the number of new listings is about 40 percent above the number of sales for the year to date. The data for the Edmonton Real Estate Board does not report new listings; thus, I cannot tell whether the data on the number of listings represents a lot of new listings that sell quickly or a few new listings that sell slowly and I cannot distinguish between the listings which sell and those which [expire] without selling."&lt;/p&gt;  &lt;p&gt;Among owners who select a list price higher than current market data indicates are those who may be "testing the market" — content to stay in the property rather than sell for less. Real estate professionals who take on listings at prices that match inflated owner expectations may not fare well either. Anglin’s research reveals that houses which are listed, but do not sell, use up more of the real estate professional’s time and resources.&lt;/p&gt;  &lt;p&gt;According to the study, owners setting a list price should bear in mind that wanting more may not result in more: "The single most important message that a seller can send to a buyer is their choice of list price. A high list price encourages potential buyers to inspect similar lower-priced houses, both those that are available currently and those which will become available."&lt;/p&gt;  &lt;p&gt;Real estate sales data often make the news, but significant amounts of real estate knowledge remain tied to anecdotal evidence. Current market conditions are no reason to shy from the housing market as an investment, provided you apply the basics.&lt;/p&gt;  &lt;p&gt;The vast majority of home owners, 90 percent of them, expect their own home value to stay the same (27 percent) or increase (63 percent) during the next 12 months, according to a recent survey.&lt;/p&gt;  &lt;p&gt;"There is a divergence of opinion among housing market experts today on how much prices might adjust," said Doreen Woo Ho, president of Wells Fargo’s Consumer Credit Group.&lt;/p&gt;  &lt;p&gt;The statement came with a release announcing the Wells Fargo survey of more than 1,300 home owners it questioned in August, "Homeowners View Their Home as a Solid Financial Investment", which revealed 72 percent of home owners said equity in their home is their most important investment.&lt;/p&gt;  &lt;p&gt;"This survey finding suggests that homeowners are seeing the conditions of their local housing markets and concluding that it is more likely that price declines will be moderate not steep," Ho added.&lt;/p&gt;  &lt;p&gt;Real estate investors say, from an investment perspective, there’s much more to expect from the current market than moderate declines, provided you apply the fundamentals.&lt;/p&gt;  &lt;p&gt;"Lower prices mean greater investment opportunities because there are more motivated sellers and more deals coming on the horizon. Now is definitely the time to buy — but to buy smart," says Nashville, TN-based real estate investor, author and frequent Learning Annex speaker Robert Shemin.&lt;/p&gt;  &lt;p&gt;Among his strategies:&lt;/p&gt;  &lt;ul&gt;&lt;li&gt;&lt;strong&gt;Buy and Hold.&lt;/strong&gt; The best approach to real estate investments is over the long haul. Holding property five to seven years or more is a good hedge against short-term price plunges.&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Buy Cash Flow.&lt;/strong&gt; Buying properties that pay for themselves with rental income, helps offset lost value.&lt;/li&gt;&lt;/ul&gt;  &lt;p&gt;"A lot of people got stuck with the idea of buying with a negative cash flow, but now they don’t have any appreciation and are getting tired of writing checks," said Shemin.&lt;/p&gt;  &lt;p&gt;Granted, finding cash flow properties in high-cost markets is difficult, but that just means investing in hot rental markets, a growing possibility in many areas nationwide.&lt;/p&gt;  &lt;ul&gt;&lt;li&gt;&lt;strong&gt;Leave The Herd.&lt;/strong&gt; The National Association of Real Estate Investment Advisors keeps tabs on lesser-known appreciating markets which have included Ely, NV and Boise, ID, among others. Shemin points to Huntsville, AL and Nashville, TN and all of North Carolina as potential hot spots. &lt;p&gt;The key is seeking out areas that haven’t appreciated much in the past half decade, but are now steady and rising, often because of strong job growth. With jobs comes a demand for housing.&lt;/p&gt;  &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Find "Hidden Markets."&lt;/strong&gt; Markets within markets can be great investments. The ink is fading on many of Las Vegas’ new housing developments on the drawing board, especially those swanky, sky-scraping, penthouse-topped, dream-home towers, but the starter home market remains strong, says Shemin. &lt;p&gt;"So there is a strong market within a weaker one. Miami is the same. The Miami market is soft, but there is still strong demand for quality beach properties in the $500,000 to $3 million range," says Shemin.&lt;/p&gt;  &lt;/li&gt;&lt;li&gt;&lt;strong&gt;Buy Abroad.&lt;/strong&gt; Real estate buying laws in other countries can be daunting, financing isn’t as flexible as it is in the U.S., and many European housing markets mirror the softening U.S. market, but there are opportunities abroad.&lt;/li&gt;&lt;/ul&gt;  &lt;p&gt;"My two favorite picks right now are the Dominican Republic and Nicaragua. Watch China and India. Their growth rates are five times that of the United States," said Shemin.&lt;/p&gt;  &lt;p&gt;While real estate investments can provide a return in any market, it’s never a magic carpet ride to wealth.&lt;/p&gt;  &lt;p&gt;The fundamentals apply.&lt;/p&gt;  &lt;p&gt;Do your home work. Study markets. Get help from a professional. Find a mentor. Be patient. Real estate isn’t the only investment out there. Such places tend to be farther from employers or short on public transportation, which makes commuting costlier.&lt;/p&gt;  &lt;p&gt;The study found that housing and transportation costs combined eat up an average of 57% of annual income for "working" families, which the study defines as those with incomes of $20,000 to $50,000 a year. The combined costs ranged from 54% of income in Pittsburgh to 63% in San Francisco; in 25 of the 28 metro areas, the combined total was within three percentage points of the 57% average.&lt;/p&gt;  &lt;p&gt;The findings contradict the common notion that many people would be better off financially if they moved from areas with high housing costs, such as California, to states like Texas or Georgia, where housing is much cheaper.&lt;/p&gt;  &lt;p&gt;The median house price in San Diego, at $613,000, is four times that of Dallas. But the study found that working families in San Diego spend 59% of their income on housing and transportation, only slightly more than the 57% they spend in Dallas. Families in Dallas spent just 26% of their income on housing, compared with 31% in San Diego, but the Dallas families spent more on transport.&lt;/p&gt;  &lt;p&gt;The study also found that moving to an inexpensive outer suburb, but continuing to work near a city center, often backfires. Typically, a move that adds more than about 12 miles to a one-way commute will result in a rise in transport costs that outweighs the savings on housing, the researchers found.&lt;/p&gt;  &lt;p&gt;The data on housing and transport costs for working families come from the 2000 U.S. Census. Since then, both housing and transport costs have jumped, but Barbara J. Lipman, research director at the Center for Housing Policy, said the results are still valid. Housing and transport costs have grown by roughly similar amounts.&lt;/p&gt;  &lt;p&gt;The center is an arm of the National Housing Conference, a nonprofit group that favors more spending on affordable-housing programs for low- and moderate-income people. The conference is funded by groups including the MacArthur Foundation and mortgage-finance companies Fannie Mae and Freddie Mac.&lt;/p&gt;  &lt;p&gt;By James R. And that means that when the time does come to retire, we'll have a smaller bundle of cash to live on -- cash we could have used at that point to buy a lake house, and more.&lt;/p&gt; &lt;p&gt;So why did we do it? Sometimes, when you examine what you want&lt;/p&gt; &lt;p&gt;From as long ago as I can remember and up through high school, my grandfather and two of his brothers owned a small, rustic cabin at the same lake where Amy and I now have our getaway. I spent a great deal of time there learning to fish, swimming with my friends, exploring the wilderness and attending family gatherings. That lake is such a part of who I am that for years I've had recurring dreams about the place; if I hear the distinctive trill of a red-winged blackbird today, I am instantly 10 years old, sitting in a small fishing boat with my grandfather, watching the sun rise over the lake.&lt;/p&gt; &lt;p&gt;Amy knows the pull this lake has on me. I've talked about it often, and when we were dating in college I'd drive her there on occasion to show her a piece of my history and to reminisce about what I view as the happiest part of my childhood. For my 40th birthday this past January, she surprised me with a weekend at the small bed-and-breakfast directly across the lake from the cabin where I spent so much time as a kid.&lt;/p&gt; &lt;p&gt;Driving around the lake that weekend, we noticed "for sale" signs on a few empty lots and houses. That got us talking. Wouldn't it be nice to have a place there for the weekends? Somewhere to spend time with our kids. Teach them how to fish and water-ski. Where we can enjoy holidays with friends and family. I told her that this particular lake is where I could see myself spending a great deal of time in retirement.&lt;/p&gt; &lt;p&gt;A real-estate agent we contacted to check on prices in the area ultimately showed us the perfect property -- a two-bedroom house with a great deck and a long path leading down a leafy hill to a small boathouse on the water.&lt;/p&gt; &lt;p&gt;We bought it.&lt;/p&gt; &lt;p&gt;Of course, the process wasn't nearly that simple or quick. We spent months debating, sometimes agonizing, over whether our vision of "wouldn't it be nice..." was worth the cost.&lt;/p&gt; &lt;p&gt;To a certain degree, the decision to buy the lake house was debated on financial grounds. Real estate has value and will generally increase alongside the rate of inflation over time. So it's not like we're cracking our nest egg to spring for something ultimately worthless like a sports car or a tony vacation. Our retirement stash will continue to work for us, so that if we ever needed to raise money to live on, we have an asset that's worth something.&lt;/p&gt; &lt;p&gt;The financial downside: It's likely that the lake house will appreciate more slowly than other investments we could have made. So we'll either have to save more for our retirement, or resign ourselves to having less at retirement than we might have had otherwise.&lt;/p&gt; &lt;p&gt;But as I said, there's a family variable that, for us, overshadowed the finances.&lt;/p&gt; &lt;p&gt;Every day I watch my son and daughter grow, and it's like watching another grain in the hourglass fall. I see this lake house as a means for building memories &lt;i&gt;with&lt;/i&gt; our children...and &lt;i&gt;for&lt;/i&gt; our children. Sure, Amy and I could have waited until we actually reached retirement to buy our retirement home, and at that point we might have a decade, maybe longer, to enjoy the place. But it would be a decade largely alone, with the kids visiting on major holidays, but other than that having no real ties to that house or the lake.&lt;/p&gt; &lt;p&gt;Or, we could buy the house now, when we'll get three or four decades of use from it -- and, most important, it will become part of the fabric of our kids' lives. They will look back on their years at the lake with Mom and Dad as fondly as I recall those moments with my grandfather. My ultimate hope: that we never have to sell this house because our kids love it so much, and they'll want to keep it when we're either too old to use it or gone.&lt;/p&gt; &lt;p&gt;And then there's this: In the event that either of us dies young, I don't want our retirement-savings effort to have gone for naught. This way, we're living part of our retirement dream together, now.&lt;/p&gt; &lt;p&gt;To be clear, Amy and I aren't made of money. Neither of us is tapping into a family trust, and we didn't win the lottery. To make this purchase work, we had to dig deeply into our retirement money.&lt;/p&gt; &lt;p&gt;That money exists because through our years together we've been aggressively saving -- sometimes excessively, Amy says. We have done it by living in affordable houses, replacing our cars infrequently and not taking blowout vacations. In short, we've made trade-offs our entire career with an eye toward our future.&lt;/p&gt; &lt;p&gt;Still, buying the lake house required even more trade-offs that we spent long hours discussing.&lt;/p&gt; &lt;p&gt;Longtime readers of this column might recall that a few yeas ago I wrote about an exercise Amy and I went through, where we separately wrote a list of our individual dreams for retirement. We compared our lists to determine how close we are in our visions and where we need to try to build a path toward one another. One patch of common ground: We both wanted a small apartment in Vancouver, British Columbia, a city we've come to adore over the years and where we'd like to spend extended time in retirement.&lt;/p&gt; &lt;p&gt;That dream remains on the list, but it has lost its former prominence. We realized we'd be happier with a house that we can drive to at any moment rather than one requiring advanced planning and a day's air travel to reach.&lt;/p&gt; &lt;p&gt;We've also scaled back some annual vacation expectations, willing to spend those days, instead, with the family playing at the lake.&lt;/p&gt; &lt;p&gt;Buying your retirement home 25 years before you ever reach retirement may not be the way many savers want to invest their nest egg, and I understand that.
